Senior Associate | Director of Interior Design

Sarah Bay has the heart of an artist. Her passion is simple: to weave beauty and elegance into the physical world. That’s why it’s second nature for her to approach each project from a creative, holistic perspective. When creating, she considers all the aspects of design—everything from the interior aesthetic and function to the exterior and outdoor environment of a building. Her process starts with active listening. Next, she embraces collaboration with architects, contractors, and consultants, all of which leads to innovative solutions that impact those who inhabit the designed space. For Sarah, the ever-evolving landscape of interiors is an attractive and inspiring challenge to her competitive spirit, and she relishes the opportunities it affords to continue to cultivate her design expertise. During the last 10 years her experience includes hospitality, restaurant, and corporate built projects, national brands, as well as Fortune 500 companies.

She holds a B.F.A in Interior Design from the University of North Texas and an M.B.A.from Colorado Technical University. When she’s not hard at work, she’s involved in IIDA, CoreNet, and Ladies in CRE. She also enjoys running, painting, and serving at her church, plus caring for her greyhound, Kobe

Gary Koerner founded three, an architecture firm, less than a decade after graduating from Texas Tech University. His immersion into the world of market-defining, boutique properties took off with the first Rosewood Hotel, The Mansion on Turtle Creek, which he designed at the age of 27 while at Shepherd + Boyd. Gary is known for his ability to uncover signature, architectural concepts defined by the emotions and feelings of guests, staff, owners, operators and developers. Fueled by 40 years of passion for creating luxury boutique hotels and resorts, he seeks solutions to design problems that are never formulaic or trendy, but instead, bring lasting value to the marketplace through creativity. His designs have won numerous awards and are consistently ranked in the top hotel destinations of the world. Today, he further utilizes his hospitality experience in the field of senior living, developing concepts with a focus on infusing hospitality design targeted at the next generation of residents.

In 2022 three launched the studio cura interiors bringing three’s philosophy of design to the workplace and leisure space environments.

Gary Koerner founded the firm over 34 years ago on the principle of developing distinctive properties while maintaining lasting relationships. He believes that three is pragmatic but uncompromising when it comes to architectural design. He values a commitment to excellence and attention to detail. His designs have won numerous awards and are consistently ranked in the top hotel destinations of the world. Gary is a Design Principal at three. He also teaches architecture at The Covenant School of Dallas.
